Terms of Use

Preview terms for the Sapphire app, its guides and proposed free early access; not a finalized service contract.

1. Service and contracting party

Sapphire provides property-management tools and educational UK guides. Current operational pages are illustrative demos, not secure accounts or a live tenancy service. The legal contracting entity, address, service availability, support arrangements and governing-law/dispute provisions require owner and UK solicitor approval. Existing brand names do not establish the contracting party.

2. Free early access and planned pricing

Free early access for a limited time. No payment details required. Paid plans are coming soon; we’ll give advance notice before any charges. Your account will never be charged automatically without your agreement.

Registration is not open. Opening requires verified authentication, property-scoped backend permissions, private documents, cross-account tests, published capacity/abuse limits and explicit owner approval. No end date or permanent free landlord access is promised. Planned pricing is informational and subject to change: Free 1 property £0; Plus up to 3 £8.99/month or £89/year; Pro up to 10 £17.99/month or £179/year; Portfolio up to 25 £29.99/month or £299/year. VAT treatment remains unconfirmed. Tenant access stays free. No trial, billing or automatic conversion is active.

Before a paid transition, users must receive advance notice and an affirmative agreement path. No automatic charges or automatic destruction of records at early-access end is authorized. Read/export safeguards, retention and reasonable future restrictions must be explained in finalized terms.

3. Landlords, tenants and contractors

Landlords remain responsible for their lawful management duties and must have authority to manage a property and share its records. Tenants may access only their own shared information; contractors only explicitly assigned work. Real enforcement requires backend memberships, not demo role switches. Do not use another person’s account, impersonate a property owner, disclose third-party personal data without authority or rely on the demo for confidential records.

Future verified accounts must keep credentials secure and notify support of suspected misuse. Invites, access revocation, shared-record ownership, property transfers and any suspension/appeal process must be finalized before real use. Acceptable Use provides practical restrictions.

4. Reports, legal guidance and safety

Documents and reports are user-created in-app outputs, not standalone paid templates or solicitor-approved notices. Check accuracy, jurisdiction, tenancy circumstances and current law with a qualified professional. UK housing rules differ among England, Wales, Scotland and Northern Ireland; England private-rental examples must not be applied UK-wide. Missing evidence is unverified, not proof of a breach or legal compliance.

Scores, checklists, device timestamps, forecasts and user-entered tax labels are not certifications, valuations, advice or immutable evidence. Private-sector Awaab’s Law dates in current demo guidance remain TBC; social housing deadlines are not applied to private landlords. Use official sources and professional advice. This app is not an emergency-reporting service: call 999 for immediate danger and contact the appropriate emergency utility/service for urgent hazards; never wait for an app response.

5. Content, availability and fair terms

Respect copyright and privacy in anything you provide. Users must retain their lawful rights in their own records; any licence necessary to operate a real service must be narrowly defined in finalized terms. Do not assume that records uploaded by a landlord belong solely to that landlord or can be erased at another person’s expense.

No uptime, notification delivery, legal outcome or evidence validity is guaranteed by this preview. Lawful consumer rights and liability that cannot be excluded remain unaffected. Appropriate liability limits, dispute resolution, complaint handling and service termination must be drafted by a qualified UK solicitor; this draft does not impose a blanket liability waiver.
